How to Repair a Leaking Metal Tile Roof
1. First find the source of the leakYou do this by looking at the water dripping at the bottom of the roof, so do this when it's raining. If there is a ceiling, we have to climb above the ceiling. Use a flashlight to see clearly. Be careful of electrical wires that are usually attached to the ceiling.
2. After the source of the leak is found, make repairs to it, namely:
a. If a leak occurs in the Nok (Rabung), make repairs by replacing, trimming or checking the roof's SDS (Self Drilling Screw) nails or screws. Do your own judgment to choose the repair alternative above. Use Sealant (Silicone Watershield) on roof SDS nails or screws if needed.
b. If a leak occurs in the jurai gutters, we first check whether the leak in the gutters is large or small in diameter. If the diameter is small, we can patch it using additives (patches) which are widely sold in building material stores. If the leak is large in diameter, please replace your gutter with a new one
c. If the leak occurs on the metal tile itself, check the source of the leak again. If a leak occurs at the joints between the metal tile sheets, then tidy up the arrangement of the metal tile sheets again and do the SDS nails/screws firmly and neatly again. If the leak occurs only on the SDS nail or screw, it can be overcome by applying Sealant (Silicon) to the SDS nail or screw so that water cannot seep in.
d. If a leak occurs in the wall flashing, pay close attention to whether the leak occurs on the wall flashing sheet or on the plaster covering the wall flashing. If it occurs on the wall flashing sheets, then make repairs by smoothing or replacing the wall flashing sheets. If it only happens to the stucco, it can be repaired by applying water proofing material to the stucco, so it doesn't leak anymore.
3. After the repair is done we have to check it again the next day
Do monitoring on rainy days, so you can prove whether the repair has been successful or not. If there is still a leak, re-examine and repair the steps above more thoroughly and neatly.
