How to Repair a Leaking Metal Roof
1. First, find the source of the leak. To do this, look for water dripping from the underside of the roof. This should be done during rain. If there is a ceiling, climb up to it. Use a flashlight to get a clear view. Be careful of electrical cables that are usually installed above the ceiling.
2. Once the source of the leak has been found, make repairs:
a. If the leak is at the ridge, repair it by replacing, re-sharpening, or inspecting the roof's self-drilling nails or screws. Use your own judgment when selecting the repair options above. Apply sealant (silicone water shield) to the SDS roof nails or screws if necessary.
b. If the leak is at the gutter, first check whether the leak is large or small in diameter. If it is small in diameter, you can patch it using a patching agent widely available at building supply stores. If the leak is large in diameter, replace your gutter with a new one.
c. If the leak occurs in the metal roof tiles themselves, re-inspect the source of the leak. If the leak is at the joints between the metal roof tiles, straighten the metal roof tiles and re-install the SDS nails/screws securely and neatly. If the leak is only in the SDS nails or screws, it can be fixed by applying sealant (silicone) to the nails or screws to prevent water from seeping in.
d. If the leak is in the wall flashing, carefully examine whether the leak is in the wall flashing or in the plaster covering the wall flashing. If it is in the wall flashing, repair it by smoothing or replacing the wall flashing. If the leak is only in the plaster, it can be repaired by applying waterproofing to the plaster to prevent further leaks.
3. After the repair is completed, re-inspect the area the following day. Monitor the area during a rainy day to determine whether the repair has been successful. If the leak persists, re-inspect and repeat the repair steps above more thoroughly and neatly.
