To completely fix the leak and prevent recurring problems, you must first identify the source or cause of the leak, so that repairs don't just involve patching the leaky roof. Here are three lesser-known sources or causes of house leaks.
The three causes of house leaks are determined by the roofing material used. Here's an explanation:
- If the roof is made of tiles
Due to insufficient slope (too gentle), improper spacing of the roof tiles, too far or too close, improper tile installation, poor quality tiles (porous, prone to leaking), broken tiles, tiles that have been dislodged by the wind, birds, or kites.
- If the roof is made of corrugated iron
This can be due to rusty and perforated zinc, the joints being too short, or dirt blocking the flow of water, allowing it to enter the joints. It could also be because the zinc was exposed by strong winds, creating gaps for water to enter.
- If the roof is made of concrete
The concrete thickness is less than ideal (minimum 12 cm), the concrete mix is uneven, resulting in porousness, gravel clumps, allowing water to penetrate through the holes, puddles due to insufficient slope, pipes/T-doors installed but not properly sealed, allowing water to enter through the gaps. It could also be due to cracked concrete that was not promptly repaired.
